We are just back from a week at Villa Maria which we thoroughly enjoyed but while we are keen to go back to Cavtat we would not go back to Villa Maria which is far too remote for us and some facilities are not as described.
I would stress that the villa is extremely spacious, beautifully decorated and maintained and set in a lovely, quiet location (if you ignore the fact that it is close to the airport and on the flight path - we had lots of fun trying to identify incoming airlines and didn't find it bothersome at all). The description, however, of the facilities is misleading. For a start it says 4 bathrooms, 2 of which are en-suite. The villa has 2 bathrooms as shown in the pictures and no en-suites. It also says air conditioning throughout when in fact there is one unit in the living room and none elsewhere. Rather stupidly we left bedroom windows open at night to try and cool down and ended up covered in bites. I have looked into this since coming home and it seems that Cavtat, not just the villa, is a hotbed for Asian Tiger mosquitos. It was possible to live with these 2 inconveniences as they are not a dealbreaker, just an inconvenience but the location did it for us. We chose this villa based on the comment "just 10 minutes walk from Cavtat" as one of our holiday pleasures is walking down to town for drinks and dinner. It is over 2 miles from the port and main dining area. Firstly you have to negotiate a single lane, unlit track to get to the main road (the entrance to this "road" is so tight in the car I couldn't drive in) which probably takes about 5 minutes. Then you have to cross the main road which is extremely busy as it is the main coastal road running the length of Croatia and finally you are on the road to Cavtat which I wouldn't fancy walking as it has no pavement and is full of hairpin bends. i would suggest that a car is essential unless you are a habitual hiker.
These things all came as a surprise to us so we weren't prepared but I would still rate the villa at 4/5. Iliya and Irena are wonderful hosts, very accomodating and helpful. They gave us a guided tour when we arrived and provided some essential provisions (no milk) and a huge fruit basket on arrival. I can't praise their attitude highly enough.
