Villa 036 - Ayia Thekla,11 Oceania Complex, Ayia Napa, Cyprus Just off the main A3 highway (Accessible from Lanarca Airport- 30 minute drive) onto the E300. The location is out of the Hustle and Bustle of Aiya Napa, yet easily accessible within a 10-15-minute drive. The Villa is in a great location in terms of accessibility. and if you have a car, you can get everywhere from this Villa. These is a bus route, but unsure of the system or timings as we never used a bus, however there is one more or less outside the Villa main road on the left-hand side going to Aiya Napa. Some of the best beaches in Cyprus are all scattered in the area. Having a car is beneficial to getting to them. The Villa has a home to home feel to it, all the bedrooms have Air-conditioning and so does the main room downstairs. This was very vital when the outside gets to over 35-38 degrees in peak August. Feels like 41 degrees. Two good size bedrooms upstairs, of which one can be moved together to make a double bed. Attached close by is a bathroom/toilet and wash basin. with a large tub. Beddings and Linen are crisp and as fresh, which was great. The beds are comfortable too. Very wide stairs going downstairs, furnished with a huge window that brings in some light down the staircase. The bottom floor has two main entrances, of one is right outside the drive and the other is behind. The downstairs has a good shower, toilet and sink. Opposite is a laundry room equipped with a washing machine. Again, right next to one of the entrance door so all you have to do is walk out with your basket full of clothes and hang them on the lines provided, with the pegs also provided. If you get your washing out very early, they all will be dry by 11.00 am- it’s that hot! The Living room is a good size and has a sliding door on one side and another door that opens right in front of the pool. Provided is a TV, X-Box and a DVD player. The cupboard in this room has loads of DVD’s- good movies- we watched all of them, games and Board games. The WiFi is fantastic here and is of a good speed, so if you are running a laptop or phones you will have no issues here. The kitchenette is fully operational and has everything but a dishwasher. The cooker is digital, and the oven and grille will work once you press the timer button. Utensils and plates etc are plenty. A large breakfast bar with stools is in the kitchen An advantage is that there are two large dustbins outside the Villa, close by so all your daily rubbish can go in there, and the bins are collected 3 times a week. Not to forget the sofa in the living room is a double sofa bed! The back yard of this villa is where you will spend a lot of time. The pool is great, a good size, a Cypriot BBQ and is very easy to use. Make sure you get fire starters as it can be tricky lighting the BBQ.. An outdoor shower is very handy here. The sunbeds (4) are very comfortable and there is also a nice swing. A small round table and a larger one is also outside with chairs. There is also a covered area with some comfortable seating loungers right next to the pool The pool light can be switched on a timer if you request this as swimming at night is a must do, and staring up into the clear skies at night whilst swimming is just amazing. Look for the fishing net as you will need this to pick up the leaves from the pool in the morning as they blow over from the beautiful bushes into the pool, - this is very easy to do and best done early in the morning. Not to forget, if you turn on the lighting at night the outside of the Villa looks beautiful If you stay here long enough a team of pool cleaners, and a team of ladies come in and change the bedding and linen which was a nice touch. Fresh Bedding and towels were provided as well as the changeover. Groceries- where do you go? Use Google maps and go to Kyriacos Christou Supermarket mas ( Πυργου 36, Ξυλοφαγου, Λαρνακα 7520, Cyprus) - its 8 mins away and this store has everything you will need. Very fresh vegetables and the meat is just fantastic. Christou and his Family are a very nice bunch and helpful. The Supermarket is open from 0700 to 20.00 with the exception of Sunday The Management team , namely Stephanie and Polina were just fantastic. They are not the typical Travel Agent type company, the team at RPV actually listen to you and only give you the best information. They are very helpful and have been there to answer all our questions, before and during our stay. I cannot thank them enough for all the support and advice. Even during our stay, we had a few questions and both Stephanie and Polina were very quick to reply and advice. As a tip, if you go in the summer months, especially August when its the hottest- the temperature will feel in excess of 40 degrees, to request for a watercooler. This was a huge hit with the family On the day we were met by Christou, who is the caretaker from RPV, and he was such a nice guy. Very helpful and made sure we settled in as soon as he handed the keys to us. A small tip, if you have had a long flight its worth purchasing the key the key drop off as this is a time saver, and if you are not familiar with maps, you can get lost finding the office to collect the keys. In conclusion, a great place to stay, very well managed by Rent Private Villas, certainly a good location, I recommend this Villa.

This villa is on no way worth the price of rental . Upon arrival the pool was not fit for use . The following day a water tanker had to come to fill the pool after we co reacted the local agent . The pool had a severe leek which the owner and agent are aware of , but had failed to fix.or to advise guests of. We had to leave the hose pipe on all day to keep level topped up , The outdoor BBQ is not fit to cook on . If you are planning on cooking on this you will be disappointed . No lovely outdoor BBQ meals here . The outdoor shower cubicle is quite frankly a health hazard and should be condemned . The back of the cubicle is made from wood which is chipped and splintered . The pipes are held together by blue tape . The indoor air conditioning unit inside the lounge leaks . water Ito the lounge floor . The door to the washing machine was broken and we had to get the maintenance man out to open the door to retrieve our clothes. Again a problem the villa owner was aware of . In all fairness the door was replaced during our stay. . The location of the villa is lovely , a minutes walk to a lovely quiet sandy beach . Sadly the villa itself is tiered and in need of some care . Having an ensuite to each room is great . The local agent ( ocean view ) did the best to rectify our problems , but when the cost for a stay of 2 weeks was over €5600 I expect a better standard of accommodation .

Thank you very much for observing that Oceanview were attentive to all questions, this is something we take a lot of pride in. The furnishing, appliances and design of the villa inside and outside are decided by the owner. Oceanview can only encourage them to upgrade and inform them of what our customers say but in the end it down to the owner to implement as the property are cared for and maintained by the owner. Firstly I'd like to say it's a beautiful villa to look at, in a lovely complex and very close to all the shops, bars, restaurants etc. However, I had a few issues with it. My first issue was the fact we had to go to the oceanview office to collect the keys and directions to the villa, it was late at night and the office was closed, the keys/directions were in a safety box on the wall outside the office. I'd had to email to ask for the address of the villa beforehand as the transfer company we'd used wouldn't take us without an address given in advance to our holiday. Normally when I book a villa, the keys are in a key safe at the actual villa..which is much more convenient. I also had to vacate the villa and drive to the office to hand the keys back, and I wasn't even asked "how was your stay?" The first thing that struck me when I entered the villa, were the ugly throws on the sofas, I understand why they'd have them as I'm sure lots of people staying at the villa over time, the sofas would get ruined, but the photos of the lounge were so stunning that I think nicer throws would've been better, however, that wasn't a big deal. The beds though, oh my god the beds!! I have never in 43 years slept on a mattress that was so uncomfortable! We could feel every spring sticking into us! And in the master suite, the bed frame was a kingsize..but with a double mattress! I got a duvet out of the wardrobe, doubled it over and placed it on top of the mattress, but it hardly made a difference. After 4 nights and my back killing me, I emailed the company about this and they rang me within minutes, I explained how bad the mattresses were (all 3 bedrooms) and they said they would speak to the owner to see if they could get mattress toppers put in for the rest of my stay. However, that never happened and I didn't even get a call or an email for the rest of my stay. There was also an issue with ants, they were running all over the place, and all over the kitchen worktops. The water pressure was ridiculous in the bathrooms. The sink in the master suite was practically a drizzle, and it took forever to have a shower. The company sent a man out about the ants and the water pressure. He turned up in a van, didn't speak a word of English, handed me a can of mosquito spray for the ants, and then I showed him the water pressure in the bathrooms, he went up to the roof (without a tool in sight) to check the water tanks for blockages etc..and then came back and just said "ok", then left. There was no iPod docking station as stated on the website. And even though my son in law tried almost every night to scan the tv for English channels (and he works for virgin media so he knows what he's doing), the only channels were local ones, good job we took our iPads so we could watch Netflix when we wanted to. The pool...it was lovely. But the space around it just wasn't big enough, so when we were sunbathing, and the kids would be playing in the pool, we'd constantly be getting splashed which made it hard to relax. It was strange having a pool at the front of the house, and it had said it was private, but it wasn't at all. It had lovely high fences around the villa, but then it had a small double gate. So when people walked by, they could see us sunbathing...no chance to go topless if you wanted to! Most of the other villas had high gates to match the fences, which gave total privacy. We got charged €50 for requesting a fan, my disabled child won't sleep without one, I've always booked with other sites before and always requested a fan...and have never once been charged for it. Also as we weren't getting to the villa until late at night, I requested a welcome pack, just so we had water and bread, milk etc. We were charged €40 and it was nowhere near worth it! Our friends staying in another villa 5 mins walk away had a FREE welcome pack, and they got exactly the same apart from a bottle of wine..which we didn't even want nor did we drink it. Our friends villa cost half the price of ours, and they were staying 4 nights longer than us, they had great water pressure, memory foam mattresses and a huge sunbathing area. All in all, the villa looked wonderful on the website, but after paying more than £2500 for the villa, I was left very disappointed and with a really bad back. The only reason I booked this villa was because it was only a few mins walk from the villa our friends had booked. But I definitely won't be booking again, it was nowhere near worth the money I had to pay.

We had a pleasant stay here, the location of the villa is really nice. I;s just a 5-10 minute walk to nissi beach and around 10 minutes with the bus to the centre of Ayia Napa. Also there are some restaurants and little supermarkets in walking distance. We especially liked the outdoor area of the villa with pool, barbecue and table tennis. The check in and check out was very easy with a key box. Totally recommend to stay here!

We enjoyed our stay here very much. great villa, Includes everything you may need. very clean and spacious. Well maintained. One small negative, no pool towels were provided but additional bath towels were offered as an alternative which was appreciated. Everything else was perfect. The hosts were always willing to help where they could and responded very quickly. Very good location and you won't have to travel very far for a good restaurant or beautiful beach. We would highly recommend.

Its actually a great house. Unfortunately there is no storage space in the bathrooms and the grill is not always fully functional. But otherwise is a really nice house in a quiet location. The air conditioning works perfectly. We had a very nice time.

Everything was just perfect. The communication was very nice and instant. The accommodation was nice, clean and everything looks even nicer in real life. The Nissi Beach is just 5 min foot walk and there were restaurants, shops and bars nearby. I recommend a taxi to go to the clubs, as it is around 10-12€ and with 3km not far, but also not near (especially with 30 degrees). I can totally recommend it and would book it again!

The villa was amazing. we visit Cyprus every year and its one of the best villa's we have stayed in. Location was perfect. The outdoor area was fabulous. Internally everything was great, spacious, clean. Even the fridge was great as sometimes in other villas they are not great. 5 star, will deof book again!
