The villa offers luxury facilities & amenities, including, walk in shower rooms to master-bed room (en-suite), upstairs and downstairs family bathrooms & WCs, and a fully upgraded and modern equipped kitchen with air conditioning / heating provided to every bedroom as well as the sitting and dinning areas.

We are child friendly and also offer high chairs for families that may require these items and our bedrooms offer flexibility and can be configured as twins or large doubles to suit family needs.

The property is located close to Pernera and the beautiful resort of Fig Tree Bay with Ayia Napa and the town of Paralimni only a short drive/bus hop away and is surrounded by numerous beaches, private bays, coves and small fishing shelters all within walking distance.

Part of a small exclusive development of only 9 other similar luxury villas on a private and quiet road, it is perfect for families and a short hop to the local beach (500m) or to the coastal boardwalk which hugs the coast and passes through small family beaches, coastal bars, coffee shops and restaurants along its path as it leads south east towards the main resort of Fig Tree Bay (approx 5km) and makes for pleasant evening strolls by the sea.

For those looking for more activity, the main resorts of Kapparis/Pernera are a 10-15 min walk offering many more restaurants and bars while the old historic town of Protoras with its central church square, village coffe shops and taverns along with the larger tourist areas of Fig Tree Bay and Ayia Napa are all within 10-15 mins drive, making the villa location ideal for beach, relaxation by the pool or action packed stays - you choose.

Paralimni Marine Protected Area - area of Marine Environmental Interest

Cyprus has successfully implemented many projects and research programs around coastal areas focused on marine biology, ecology, aquaculture and fisheries, often pioneering marine research and having close links to the fishery industry, divers, and other sea users.

We are proud to have our nearby local beach located within the coastal zone of the Paralimni Marine Protected Area and on our doorstep.

While the research programs offer important knowledge and understanding to better manage our coastal environments the positive impacts from increased marine biodiversity also allow sea users to benefit and the area offers a wide range of non damaging, passive monitored outdoor activities and water sports such as diving, under water adventures, sea kayaking, river trekking, rafting, canoeing and sailing with “Begafigo” the Famagusta District Sailing Club only a short walk from the villa.

The main international airport, at Larnaca is 45 min drive away and the capital Nicosia, only an hours drive.

Fair Usage Policy

We believe its in everyone's interest to operate in a sustainable and fair way. To this end we apply a fair usage policy to our utilities.

Included are 220 units of electricity and 9m3 of water per week (pro rata for part thereof) in our rates.

This equates to :

Electricity usage for a total 12hrs per day use of Airconditioning AND in addition 10hrs per day for fan use (bedrooms) as well as normal day to day use of house appliances.

Water usage of 155 litres per person per day (above the average 145 per person - as per statista)

We are flexible on this (within reason) but expect our guests to respect our policy and to be reasonable in their use, paying for amounts exceeding allowances - excessive use over and above are liable to charge at €0.4 per unit of electricity and €1.95 per m3 of water (inclusive of VAT) deducted from the security deposit.
