Below you will find the most important information regarding our house rules:
CHECK IN
-We offer an express self-check-in! It means you can go directly to your vacation home. (Show ID and Door/Door Code is released)
(All Checks in have a window due to ID verify for safety and liability we do not release door codes until reservation holder is present)
-Early arrivals and/or late departures MUST be requested 1 or 2 days in advance and will be subject to availability and applicable fees paid in advance.
-Your home has a keyless, time sensitive electronic lock.
Additional Details for check in:*Reservation Holder: NEEDS TO BE PRESENT AT CHECK IN NO ACCEPTIONS,
**Check in time is AFTER 4.00p.m.- 8:00PM (Unless paid late check in fee in advance)
**Check out time is before 10.00 a.m. no exceptions. (unless paid late check out fee in advance)
*Rental Period commences after 4:00 -8:00 p.m. (Late Check in starts at 8PM-12AM $50.00 late check in fee applies and is required prior to check in)
(late check-in fee schedule after 12AM $150.00. Local time on the day of check in and the property must be vacated before 10:00 a.m. on the checkout day as stated on the Reservation / Confirmation form. Any late check outs may be subject to a $85 per HALF- hour fee.
-All our vacation homes are self-catering. That means the guest is responsible for shopping during their stay. For your convenience we provide a complimentary starter supply of toiletries, including:
1 dish sponge
1 dish detergent
1 roll of paper tower
1 roll of toilet paper per bathroom
1 small bar soap per bathroom
1 garbage bag per bin
1 extra garbage bag
1 shampoo/conditioner/body wash set per bathroom
2 dishwasher capsules in the kitchen
-All bedding and bath towels are provided for each Max sleeping. We ask not to remove towels from the home.
-No Pool Towels are Provided
-Parking- this home is parking in driveway (2). No parking on street per HOA noted throughout the community, No parking in garage, Cars will be towed.
ADDITIONAL COST (72 HRS NOTICE/PAYMENT REQUIRED) *OPTIONAL-Pool heat is an OPTIONAL amenity that’s offered to most of the properties available. It can be added to your reservation no less than 72 hours before arrival and paid by stay only. Once pool heat is requested and paid for by the guest, it will be turned on and set to 85ºF. No refunds will be given due to incremental weather.
Some of our pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather conditions. This way causes a temporary shut off of services automatically until the pump can regain its functionality efficiently. (This is optional and may not be available at some times.)
Pool heat is by stay only and may vary between homes.
Please BEWARE pool patio and pool floor may be slippery when wet. We are not responsible or liable. So please be careful! NO DIVING.
-BBQ Grill - is OPTIONAL amenity .Most properties have a BBQ grill on site available to the guest at an additional one-time fee of $155 USD no refills . (BBQ VENDOR has to be paid STRICT 72 hrs prior to arrival for unlocking and placing of propane tank /scheduling). Once BBQ access is requested and paid for by the guest a vendor specialist will place propane Tank for use and unlock. No refunds will be given due to non use once.. No personal grills allowed of any kind. Fine $250.00.
OCCUPANCY-The maximum number of guests/visitors permitted in the unit at any time is set by RESERVATION. Should Premier VRBO LLC discover that occupancy is more than the unit's permitted number of guests, a penalty will be applied; a NON REFUNDABLE eviction process will take place for breach of this Agreement. The maximum number of guests/Visitors (NON SLEEPING) cannot exceed as determined by the listing at the time of rental - SUBJECT TO PENALTY.
OPERATIONS-AIR CONDITIONING: We set A/C temperatures between 72ºF-78ºF and set to Auto/Cool position. Any lower setting will cause the A/C unit to freeze up, resulting in considerable damage to the unit - SUBJECT TO PENALTY.
DOMESTIC ANIMALS(ALL KINDS)-Pets NOT ALLOWED
SMOKING-Smoking/VAPING in/on the premises is not allowed - SUBJECT TO PENALTY $250.00.
EVENTS
-No parties or events are permitted - SUBJECT TO PENALTY.
-There will be no refunds due to weather problems, early check-out, and interruption of any service due to maintenance problems that arise before or after guests' reservations.
-In case of incidents beyond our control, severe damage or sale of the property, Premier Vacation Rentals reserves the right to substitute the property to a similar or superior accommodation near the original one without further liability.
-When a guest checks out, the unit will be inspected by a member of the staff. If any damage not previously reported is found, the cost to fix or replace the damaged part shall be billed through the guest booking channel. The guest shall be charged the full amount for fixing or replacing the damaged part and/or item.
-Cancellations. We recognize the No cancellation directly and restocking fee of $500.00.
OWNER LIABILITIES-Limitation of Liability and Hold Harmless: Premier VRBO LLC AND THE PROPERTY OWNER SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, PUNITIVE, OR CONSEQUENTIAL DAMAGES, OR ANY LOSSES OF ANY NATURE ARISING FROM THE SUBJECT MATTER OF THIS AGREEMENT. FURTHER, AND MORE SPECIFICALLY, PVRBO VACATION HOMES, THE PROPERTY OWNER, AND ANY HOMEOWNERS ASSOCIATION SHALL NOT BE LIABLE FOR INJURIES OR OTHER DAMAGES INCURRED AS THE RESULT OF GUEST'S USE OF THE SWIMMING POOL. SWIMMING IS AT THE GUEST'S OWN RISK. CHILDREN MUST BE SUPERVISED AT ALL TIMES. ABSOLUTELY NO DIVING ALLOWED.
-As the owners reserves the right to refuse service to anyone it considers an undesirable guest.
GUEST SUPPORTCUSTOMER SUPPORT: Any issues that our guests might encounter must be addressed by our company within 24 hours. During our business hours only we have a team available to attend any guest requests. However, our operational department will evaluate every case and prioritize the emergencies first, such as AC issues, water leaks, infestations of any kind, 911 related issues, power and water outage, and trouble with accessing the resort/house. Depending on the type of request, our customer service might ask for pictures to better address the problem. Only emergencies will be responded to between 5 PM and 8 AM.
The repairs may not happen within the proper time but Premier VRBO LLC will make every effort possible to initiate the repair and call a technician or service provider for a solution.

*Service calls deemed non-emergency where a staff member made it out to the property and a non-emergency service was provided after hours may incur fees. Note that our ability to respond to unforeseen circumstances may vary depending on a third party provider. (FEES for all deemed guests related).
TRASH-Trash days are on Thursday mornings and recycling Days are on Wednesday Mornings, as a guest, No overfilling allowed or will not be picked up by County , place un-bagged items in non recycled items in bin. The garbage company will deny taking bins if these rules are not followed. This way the garbage is emptied for our next guests. If this is done, it will not guarantee that the can will be empty, however it will help in making them become less filled. Think of it as a pay forward courtesy. Thank you in advance for your understanding and assistance with your participation in keeping a clean environment. (Trash is only one day a week ) Fees Apply for Excess trash pickup $75.00. All non recycled trash needs to BAGGED in no less than 13 gallon bags.
CHECK OUT INSTRUCTIONS-When a guest checks out, the unit will be inspected by a member of the staff. The guest shall be charged the full amount for fixing or replacing the damaged part and/or item.
-The Houses Are Privately Owned Homes and are decorated according to the owners` tastes and preferences. The Managers cannot be held responsible for providing additional furnishings or equipment not presently available in the unit. Should the Guest consider that there is any reason for complaint while staying in the property; the Guest must contact the Managers. (Furniture moving is not allowed and fee based to restage home as pictured) $65 per hour.
-Owners is not responsible and or cannot be held liable for any lost and or left behind personal items. ** $45 ADMIN FEE PLUS SHIPPING-LOST/FOUND.
AUTOMATIC TEMPLATE will be sent day before and day of before 10AM
Check out time is 10AM (Unless Late Check out Approved)

Every 1/2 Hour past checkout time is fee accessed of $85.00 per hour.
GUESTS RESPONSIBLITIESAt Check out:
1. Do NOT leave any food.
2. Please leave all Linen on beds for bagging
Do not remove or start Laundry please.
3. Report all damage/Stained prior 24hrs to check out,
Otherwise will be accessed at cleaning. Fees May Apply.
4. Please do not leave any medication/firearms (turned over to Sheriff)
5. Once the home has been secured
And locked you will not be permitted to re-enter. After cleaning staff has entered the home.
6. Please remove ALL BAGGED (13 GALLONS + BAGS)Trash from containers and place in appropriate BINS
7. Please make sure of Garbage collection dates located on Wall welcome of information for your unit. (Do not overfill trash as fines may apply) for excess haul off for next guests to ensure some room. $75.00 per load off.
8. Please make sure all lights are turned off, coffee pots, and TV/Theaters, game stations.
9. Please make sure all dishes and pans are loaded in dishwasher.
10. All linen/towels for the entire home sleeping must be present and stain free (max sleeping) inventory (Bath, Hand, Wash). Fees May Apply and all tv / Led / theater remotes/cable present at checkout . Fees may apply for replacement .
